What Is a Promise to Purchase?

The purchase promise is the document by which a buyer proposes to acquire a property at a specified price and under certain conditions. It may include conditions related to financing, inspection, and other checks applicable to the transaction.

Is a Pre-Purchase Inspection Mandatory?

The buyer may waive an inspection, but the broker must recommend that one be conducted. The inspection allows for a better understanding of the apparent condition of the property and identifies certain elements that may require further verification.

What Costs Should Be Expected When Buying?

In addition to the purchase price, it is important to account for notary fees, the transfer tax, the inspection when performed, insurance, and certain adjustments applicable to the transaction. Other expenses may arise depending on the property and your situation.

How Does the Buyer's Broker Compensation Work?

The applicable compensation must be clearly explained in the purchase brokerage contract. When a seller is represented, their broker may offer a commission split to the buyer's broker. Depending on the amount offered and the terms of the purchase brokerage contract, the buyer may not have to pay any amount directly to their broker.
